Viewpoint: Why mixed-use developments are great for healthcare — 4 insights

Mixed-use developments are an attractive alternative to standalone properties for ambulatory and outpatient facilities, Irgens Executive Vice President Dave Arnold wrote in a Heartland Real Estate Business article republished onReBusiness Online.

Here’s what you should know:

1. Mixed-use developments offer outpatient facilities high-visibility locations and pedestrian traffic, among other advantages.

2. Mr. Arnold referenced Waukesha, Wis.-based ProHealth’s new facility in Brookfield, Wis., to make his case. ProHealth constructed an outpatient facility a newly-developed mixed-used space. The project includes retail, restaurant, office and fitness facilities, and it’s clearly visible from a nearby highway.

3. The proposal made sense for ProHealth, Mr. Arnold said. “The Corridor offered a high-profile site with multiple access points. A number of growing and first-to-market businesses chose to locate there, including Dick’s Sporting Goods, Portillo’s and Life Time Fitness.”

4. The 50,000-square-foot facility opened in 11 months. By locating the center in a successful real estate development, ProHealth gained a competitive advantage over facilities in areas inconvenient for patients.
