Bismarck Surgical Associates partner to develop medical park with ASC — 6 insights

Ron Knutson, a partner of independent practice Bismarck (N.D.) Surgical Associates, is planning a mixed-use development that will include an ASC, medical office plaza, parks and housing, according to The Bismarck Tribune.

Here are six insights.

1. The development, called Section 9, will include a 30-acre medical park. Mr. Knutson plans to build a 30,000-square-foot surgery center with five operating rooms and space to expand, if needed.

2. The 11 physicians operating Bismarck Surgical Associates expect to break ground on the surgery center this spring.

3. Mr. Knutson also has plans for a 60,000-square-foot mixed-use building featuring medical offices and apartments.

4. Sioux Falls, S.D.-based Sanford Health owns property northeast of the planned development. Sanford Health Bismarck Executive Vice President Craig Lambrecht said the hospital is "excited to see new and expanded health care services in Bismarck-Mandan. Our community is growing, especially in north Bismarck, and it's great to see health care grow with the needs of the community."

5. Mr. Knutson will pay the upfront cost of roads, sewer, water, sidewalks, streetlights, parks and park equipment for Section 9. The expenses will be incorporated into lot prices.

6. Mr. Knutson expects the area to be fully developed within 15 years to 20 years. Section 9 won't be funded by any local tax incentives, according to the developer.

"There will be over a billion dollars of new growth that will generate at least $20 million a year in property tax," he said.
