REIT to Acquire Texas Surgery Center Property

American Realty Capital Healthcare Trust, based in New York, anticipates acquiring the property for Texarkana (Texas) Surgery Center, according to a report from Citybizlist (Dallas).

Texarkana Surgery Center, the tenant of the property, is joint venture between Symbion (58 percent ownership) and a 23-member physician group (42 percent ownership).

 

The property features 17,500 rentable square feet, which includes four ORS and a minor procedure room. It is fully leased to Texarkana Surgery through a 10-year lease expiring April 30, 2021.

 

The purchase price of the property is $4.5 million. It has a capitalization rate of 9.42 percent.

 

The REIT estimates it will close the acquisition in June, according to the report.
