1. The venture is built around a terrific strong core group. Typically, there is at least one strong beachhead group.

2. No single payor controls more than 20 percent to 30 percent of the market. In essence, no one payor can completely dominate the center or hold it hostage.

3. The physicians in the center own enough of the center to remain excited about it. In essence, they do not own so little that they have little concern about the center.

4. The debt load of the center is reasonable. The debt load is not so high that no matter how well the center does, it is climbing uphill.

5. The staff and building costs are kept in line. In essence, other non-debt costs do not run at such high rates, such that when it goes well the center cannot be significantly profitable.
