Tampa, Fla.-based Sila Realty Trust has acquired two medical outpatient buildings in Southlake, Texas, for $16.15 million. The facilities include a gastroenterology center and an ASC located near each other, serving an overlapping physician group and patient population, according to an Aug. 4 news release.

The GI center is leased to GI Alliance, the nation’s largest gastroenterology group and a subsidiary of Dublin, Ohio-based Cardinal Health. The surgery center is leased to a joint venture between Dallas-based Baylor Scott & White Health, United Surgical Partners International and a group of physicians.

Sila President and CEO Michael Seton said the facilities’ integration and strong institutional tenants fit the company’s strategy of owning triple-net lease healthcare properties that generate durable income streams.

At the Becker's 23rd Annual Spine, Orthopedic and Pain Management-Driven ASC + The Future of Spine Conference, taking place June 11-13 in Chicago, spine surgeons, orthopedic leaders and ASC executives will come together to explore minimally invasive techniques, ASC growth strategies and innovations shaping the future of outpatient spine care.
