North Carolina surgical center building sells for $1.93M — 5 details

Winston-Salem, N.C.-based Kokonot Enterprises sold the office building of Winston-Salem-based Novant Health Salem Surgical Associates for $1.93 million, Triad Business Journal reports.

Here are five details:

1. William Scott Berger, a surgeon at Salem Surgical Associates, manages the 8,260-square-foot facility. The facility was built in 1980 and had an appraised value of $1.14 million, below the $1.93 million sale price.

2. Prosper Holdings Principal Rex Reynolds manages commercial real-estate developer PFI-Lyndhurst, the buyer. Mr. Reynolds told TBJ he isn't planning major changes to the facility.

3. The motivation behind the sale is unknown.

4. In August, Prosper purchased Greensboro (N.C.) Specialty Surgery Center from the practice's members for $9.3 million, also above the ASC's appraised value of $2.63 million.

5. The Triad area has a pattern of medical buildings selling for more than their listed value. In July, Winston-Salem-based Skin Surgery Center surgeons sold the Vest Mill Medical Office building for $6.6 million. The property's tax value was $4.77 million.
