Medical outpatient building investment sales rose 13.4% year over year to $3.1 billion in the third quarter of 2026, according to a Nov. 5 report from real estate firm CBRE.
The increase follows a 24% year-over-year jump to $2.7 billion in the second quarter, according to CBRE’s August report. Becker’s previously reported that MOB deal activity in the fourth quarter of 2025 hit its highest level in more than three years.
Here are five things to know from the report:
- Third-quarter volume was 11.1% above the 2021-26 quarterly average of $2.8 billion. CBRE said stabilizing interest rates and durable healthcare demand “appear to have drawn capital back to the sector.”
- The average sale price rose 5.9% year over year to $315 per square foot.
- The vacancy rate fell 17 basis points year over year to 9.7%, the third straight quarterly decline.
- Average asking rent rose 1.3% year over year to $25.52 per square foot.
- Construction completions fell to 264,000 square feet in the third quarter from just over 1 million square feet a year earlier. CBRE attributed the slowdown to elevated construction costs.
